As an experienced and certified Director and Governor I work closely with and on Governance boards to provide informed guidance that strengthens great decision-making and strategic planning for housing and community development. By combining practical experience with a deep understanding of both Maori and general land frameworks, I help ensure leadership teams make thoughtful, forward-looking choices that support and transform long-term growth, sustainability, and community well-being, in the context of property development and provision of quality, affordable, residential housing.

Securing the right funding and finance is crucial to delivering successful projects. Whanau fundraising; Government resources or Bank finance  are all relevant.  I help you identify, access and manage the resources needed to achieve your objectives. Papakainga & Community development

Reconnecting whanau and whenua

I have built over 100 Papakainga homes with Maori land Trusts and housed hundreds of whanau Maori since 2008.  Implementing Papakainga is complex by nature, often with additional and unique restrictions and requirements not found in General land property development projects. My experienced guidance alongside, helps save you time and resource and find appropriate, informed solutions faster.

As you prepare the whenua for development, it is important to prepare your people for the opportunity. Education Workshops are invaluable and increase the success rate of your housing uptake and whanau feel part of the process. I have designed and delivered many varied educational Workshops for clients to assist their overall development objectives. These include financial literacy; budget advice; explaining legal planning processes and legal documents and obligations within different housing models; household care and  maintenance e.g. optimising solar power usage; preparing rental housing for inspection.

Structure

Great structure - everyone needs it.

Getting structure right is critical to minimise risk and maximise tax efficiencies especially if you are both property developer and Community Housing Provider. I  have managed the construction of many housing projects that then feed into growing your housing portfolio to be managed by your housing team.  Already there are three layers of structure to this type of model of delivery - Construction, Housing governance (strategic) and Tenancy Management (operational), there is a lot to consider and I can assist you.
